Know what you’re breathing. Industry sources estimate that mold may be present in 50% of all homes, yet testing is performed in as few as 5% during real estate transactions. Outside of a sale, mold testing is even less common, leaving many potential issues undetected.
We offer professional mold testing in New Jersey to help identify and address hidden mold risks.
When to Schedule Mold Testing
We recommend testing for mold in these common situations:
- The seller disclosed past water damage or mold problems
- If family members have asthma, allergies, are immunocompromised, and if children or elderly individuals are present
- You smell musty odors or suspect mold growth
- You find moisture, water stains, condensation, or high humidity
- If you want peace of mind about the air quality in your home or before finalizing a real estate transaction
How Mold Testing Works
We offer air sampling and surface testing, depending on your concerns.
Air Samples
These assess the mold spores in your indoor air. We collect air samples from rooms suspected of mold or moisture issues, focusing on the breathing zone (3–6 feet above the floor) to accurately assess mold levels. A required outdoor air sample is used as a control to compare the indoor air to natural outdoor levels. This helps determine whether mold spores are simply coming in from outdoors or if there may be active growth inside.
Surface Samples
Surface sampling is performed when visible discoloration or suspected mold growth is present on walls, ceilings, floors, or other building materials. These samples help identify the specific types of mold growing on a surface and whether what’s visible is mold or something else, such as dirt or staining.
-
Tape lift samples are the preferred method in most cases. They capture mold spores and structural details directly from the surface, allowing for more accurate identification under a microscope. These are especially effective on dry, smooth, or lightly textured surfaces.
-
Swab samples are used when the area is too damp, dusty, uneven, or inaccessible for tape. The swab collects a sample by physically wiping the area, which is then analyzed to determine if mold is present and what type.
Surface sampling provides valuable information that air testing alone can’t offer, especially when mold is visible but not airborne.
Advanced Lab Analysis (What Sets Us Apart)
Most labs only analyze 20–30% of your sample due to time limits.
We do it differently.
100% Full Slide Analysis
Our lab uses high powered imaging to scan 100% of the sample slide, not just a portion. This ensures we don’t miss spores that may be clustered or unevenly spread. This is the most advanced form of mold testing available today and it’s built into every test we provide.
- No guesswork we analyze the whole sample
- High resolution images of your actual air and surface conditions
- Faster, more consistent results without human error or fatigue
What You’ll Receive in Your Mold Report
- Mold types and spore counts per sample
- Side by side indoor vs outdoor comparisons
- Easy to read elevation indicators
- High quality images of your actual samples
- Clear explanations and actionable recommendations
Why It Matters
Mold isn’t always visible! It can hide inside walls, HVAC systems, crawlspaces, or beneath flooring. Our testing is designed to detect airborne mold, but it can also uncover a broader picture of your indoor air quality. In addition to mold spores, results may show the presence of:
- Pet dander
- Insect parts
- Human and animal skin fragments
- Carbon and soil particulates
- Potential allergens
When elevated mold is detected, you’ll have the information you need to take the appropriate next step, whether that’s a simple cleanup or hiring a licensed remediation company before it spreads or causes serious damage.
