Review Your Home Inspection Report

We will ensure that your report is delivered promptly and without delay, and address any questions you may have.

Roof

We will inspect the roofing surface, structure, drainage systems, flashing, skylights, and the exterior of the chimney. We will describe the roof surface, structure, drainage systems, flashing, skylights, and chimney, and the methods used to inspect the roof.

Exterior

We will visually inspect exterior surfaces, doors, windows, decks, balconies, stoops, steps, porches, railings, vegetation, grading, drainage, retaining walls, walkways, patios, driveways, and garage doors, and describe the exterior wall surface type and material.

HVAC

We will visually inspect the heating equipment, cooling equipment, ductwork, energy sources, fuel storage tanks, and visible portions of the heat exchanger. We will describe the heating equipment and distribution type, energy sources, and cooling equipment.

Plumbing

We will visually inspect the interior water supply and distribution systems, interior fixtures and faucets, drain, waste and vent systems, domestic water heating systems, combustion vent systems, fuel distribution systems, and drainage sumps, sump pumps, and related piping. We will describe the predominant interior water supply and distribution piping materials, drain, waste and vent piping materials, and water heating equipment, including energy sources.

Electrical Systems

We will visually inspect the service entrance system, main disconnects, main panel and sub-panels, service grounding, wiring, over-current protection devices, interior and exterior lighting fixtures, switches, receptacles, and ground fault circuit interrupters. We will describe the amperage and voltage rating of the service, location of main disconnects and panels, type of over-current protection devices, predominant wiring type, and note the presence of knob-and-tube or solid conductor aluminum branch circuit wiring.

Appliances

We will visually inspect the kitchen range and oven, dishwasher, and garbage disposer. We will determine the operation of the range and oven burners or heating elements, verify the water supply and drainage for the dishwasher, and confirm the proper function of the garbage disposer.

Doors, Windows & Interior

We will visually inspect the walls, ceilings, floors, doors, windows, steps, stairways, railings, and inspect kitchen wall cabinets for security.

Foundations, Basements & Crawl Spaces

We will visually inspect the structure of the foundation, basement, crawlspace, floors, and ceilings, and probe structural components where deterioration is suspected. We will describe the construction type and material of the foundation, floors, walls and ceilings, and the methods used to inspect under-floor crawl spaces and attics.

Attic, Ventilation & Insulation

We will visually inspect insulation in unfinished spaces, ventilation of attics and crawlspaces, and mechanical ventilation systems. We will describe the insulation and any evidence of inadequate attic or crawlspace ventilation. Additionally, we will inspect the fireplace, solid fuel burning appliances, chimney, and combustion vents, and describe the type of fireplace or appliance, energy source, and any visible evidence of improper draft characteristics.
