Certified Gatekeeper Inspectors

All Gatekeeper inspectors are licensed, certified and insured. Brian Koepf (principal, Gatekeeper Inspections) ensures that everyone in the company is up-to-date on changes in the industry and personally supervises every inspection.

Brian Koepf
Certified Property Master Inspector/Principal

Brian Koepf, founder of Gatekeeper Inspections, Inc., is a Master Level Home Inspector. He currently serves as a Governor's appointee to the State of Virginia's Department of Professional & Occupational Regulation Board (VA DPOR in Richmond) that regulates Home Inspectors, Lead and Asbestos in the State.

As the 229th home inspector to join the American Society of Home Inspectors (ASHI), he helped to write their standards, served on its National Technical Committee that defines inspection standards that protect consumers, and has conducted over 100,000 ASHI peer reviews.

Brian began inspecting homes in Virginia, Maryland and Washington, DC, in 1972, after graduating from the University of Virginia, serving in the U.S. Army, and working in corporate management. He has personally completed 23,500+ home inspections. Gatekeeper Inspections is approved as a R. E. Proprietary School by the State of Virginia’s Real Estate Board to offer Continuing Education and Post Licensing Courses for credit under Part VI Regulations. (License #0211000425). Brian has developed all of the training offered to real estate agents under Great Real Estate Agent Training (G.R.E.A.T.) Seminars.

Brian is a Certified Radon Inspector and a Radon Measurement Specialist (#7SS009). He manages Gatekeeper’s radon laboratory, which is certified by the National Radon Safety Board. He also is a Certified Residential Mold Inspector.  This requires successful completion of coursework, training, testing, and adherence to membership guidelines under ACAC (.org).

Sharon Woodbridge
Manager, Customer Service

Gatekeeper Inspections’ clients are fortunate to have a very knowledgeable Customer Service Manager, Sharon Woodbridge. Sharon has been with the company for over 5 years and knows the home inspection business inside and out. Usually the first person a client speaks with, Sharon represents the public face of Gatekeeper Inspections and she will guide you through the services we offer based on your specific needs. She is the point of contact throughout the inspection process: before, during and after. Sharon manages the Scheduling Assistant, Kevin, thereby ensuring continuity of service for our clients after hours and during weekends.

If we do not offer a specific service, Sharon can recommend one of the many stellar contractors that we trust and know to be excellent in most areas of the home maintenance, construction and real estate industry.

Sharon’s experience, which has always been in dealing with and assisting people, has qualified her as an excellent Customer Service Manager. She has worked for the Assistant Dean in the Admissions Office (University of Michigan Dental School), has attended its dental assisting program and worked as a dental assistant. Sharon also has worked in the corporate offices of a large newspaper chain and the auto industry, has been a front desk Receptionist and Secretary in the Code Enforcement Department for the Gaithersburg city government, and has held other scheduling manager positions.

Though born and brought up in Ypsilanti, MI, Sharon is almost a native Marylander, having moved here in 1983. She is very proud of her three children and three grandchildren. Among her personal interests are: diabetes research, heart/stroke research, sports (particularly football and baseball), and reading.

Kevin Woodbridge
Scheduling Assistant

Kevin Woodbridge has worked with Gatekeeper Inspections for 5 years, so is fully familiar with our scheduling, services and fees. He is up-to-date on all of the scheduled inspections and is the client’s point of contact whenever the Customer Service Manager is not available, and on evenings/weekends. Our customers depend on the continuity of service provided by our company--no important communication/scheduling issue is overlooked.

A native of Maryland, Kevin holds a B.A. from the University of Maryland (GPA 3.66), and is planning on attending law school.
